Core Aeration & Overseeding

The professional way to build a thicker lawn from the roots up.

OverviewHow we do itCare tipsQuestionsFAQ
Overview

What it is, and why it matters

Foot traffic, mowers and our heavy North Jersey soils pack the ground tight over time. Compacted soil starves roots of air and water, and thin spots fill in with weeds.

Core aeration relieves that compaction, and overseeding right after puts new grass seed exactly where it can grow. Together they’re the most effective way to make a lawn thicker every year.

The process

Exactly how we do it

Every step, so you know what you’re getting and why it’s done that way.

  1. 01

    Mark sprinkler heads and lines

So the aerator doesn’t hit irrigation, invisible fences or cables.

  2. 02

    Core-aerate the lawn

A machine pulls thousands of small plugs of soil, opening channels for air, water and roots. The plugs are left to break down on the lawn.

  3. 03

    Overseed

A quality cool-season seed blend (tall fescue and bluegrass) is spread so it falls into the aeration holes, where it has soil contact and protection.

  4. 04

    Watering guidance

We tell you exactly how to water for the next two to three weeks while the new seed germinates.

The labor & equipment

A 1 to 2-person crew with a commercial core aerator and a seed spreader. About 1 to 2 hours for most lawns.

Care tips

How to get the most out of it

Simple things you can do between visits, including how and when to water.

Should I water new grass seed every day?

Yes, at first: keep the top inch of soil lightly moist with short waterings once or twice a day for about 2 to 3 weeks until the seed sprouts. Then water less often but more deeply.

Leave the soil plugs

They break down on their own within a week or two.

Wait to mow

Let new grass reach about 3 to 4 inches before its first cut.

Hold off on weed killer

Avoid weed treatments until the new grass has been mowed 3 or 4 times.

Keep traffic off

Keep foot traffic and pets off newly seeded areas as much as possible for the first few weeks.

Common questions about aeration & overseeding

When is the best time to aerate and overseed in NJ?

Late August through September. The soil is still warm, so seed sprouts fast; the air is cooler; and there are fewer weeds competing than in spring.

What are the plugs left on my lawn?

Those are soil cores. Leave them: they break down in a week or two with rain and mowing and return soil and microbes to the surface.

How often should a lawn be aerated?

Once a year for most lawns in our area, especially with clay soil, heavy use or thin spots.
